Area/Bulk Variations
All Area/Bulk Variance Applications will be reviewed by the Fairview Heights Zoning Board of Appeals on the fourth Tuesday of each month. As an applicant, you will be responsible for filling out an application and submitting 27 copies of the site plan if larger than 8 1/2" x 11", pertaining to your request. Applications must contain all required information and be reviewed by the Department of Land Use and Development no later than 30 days prior to the Zoning Board of Appeals meeting in order to be put on the agenda. The purpose of the 30-day allowance is to give the staff time to prepare and submit the public notice to the newspaper in order to meet the mandatory 15-day notice before the public hearing. All applicable application fees ($150.00) must be paid at the time of submission.
Your application will be reviewed by the Zoning Board of Appeals, which shall act in accordance with the procedures specified by Section 14-10-14 of the Development Code (attached). A recommendation will then be forwarded to the Planning Committee and City Council for their review and final decision. Legislation to approve a Area/Bulk Variances is in the form of an Ordinance, which requires three readings (meetings) by the City Council. Representation is required at meetings in which your case will be discussed.
